Welcome to SweetStays at book.sweetstays.net. We offer holiday apartments on Yas Island, Abu Dhabi, and Villa Victoria in DAMAC Hills 2, Dubai. Please review the selected property listing and your booking details before reserving.
Your reservation
The property, dates, registered guest count, rental amount, payment arrangements, check-in time and check-out time are those confirmed for your booking. Utilities and services are included unless otherwise stated. Early check-in or late check-out requires prior approval; availability and additional charges may apply.
Guest registration and occupancy
Only registered guests may stay overnight. Changes to the guest count require prior approval and must not exceed the maximum occupancy shown in the property listing. Unauthorized guests incur a fee of AED 500 per additional person. Valid identification may be required for all occupants by building management, community security or local tourism or government regulations. We will provide the relevant check-in form and arrival instructions.
Security deposit
A security deposit may be required for your reservation. If applicable, we will confirm the amount, payment arrangements and expected return timing before check-in. Where collected, the deposit may cover documented damage, missing items or excessive cleaning beyond normal use. It is not applied toward rent and is returned after checkout and inspection, less any justified deductions. We will inform you of the basis for any deductions. Normal wear and tear is excluded.
House rules
• Quiet hours are 10:00 PM to 8:00 AM. Please avoid loud music and disturbances.
• Smoking is prohibited inside the property.
• Parties, events and large gatherings are not allowed.
• Pets require prior approval. The pet fee is 10% of the reservation amount, confirmed for your booking. Undeclared pets incur an AED 500 penalty.
• Ordinary remote work using a laptop or phone is permitted. Business visits by customers, commercial filming or photography, and commercial events require prior written approval.
• Illegal activities are prohibited.
• Subletting or transferring the booking to another party is not permitted.
Care of the property
Keep the home clean and in good condition, report damage or maintenance issues promptly, and dispose of rubbish according to the property instructions. Documented costs for damage, missing items or excessive cleaning may be charged or deducted from a deposit where one has been collected.
Facilities and parking
Amenities, parking and access arrangements vary by property. Please check the individual listing. Community pools, gyms and other shared facilities are subject to the community’s access rules and availability. Arrival instructions explain the arrangements for your home.
Direct-booking rental agreement
Where a separate rental agreement is required for a direct booking, SweetStays will send it separately. Please review it before completing it.
Responsible use
Please use the property responsibly, follow safety instructions and report hazards promptly. Each party’s responsibility is determined under applicable law; nothing here excludes liability that cannot lawfully be excluded. Travel insurance is encouraged.
